Price guide: resin bound laid over a sound existing base costs £40–£55 per m² (BestBuilders resin driveway cost guide, updated 22 August 2026).

If your tarmac has gone grey, patchy and weedy, resin over tarmac in Kettering can give you a clean, even surface without the cost of a complete rebuild. Eco Resin Driveways fits resin bound surfacing over tarmac and concrete where the base underneath is up to it, and we tell you plainly when it isn’t. A tidy finish with no loose stones or weeds is easy to promise. Whether it lasts depends on what is underneath, so that is where we start.

Understanding the Process

A resin overlay is a thin layer of natural stone mixed with clear resin and trowelled over your existing drive. It is not paint or a sealant. The old surface becomes the foundation, so the new layer can only be as stable as the old one.

That is why we survey first. We check for movement, crumbling edges, standing water and roots. Where the base passes, you save the dig-out. Where it fails, we say so and price the repair.

Is my base sound enough?

A base is sound if it is firm underfoot, free of sunken areas and shows no wide, moving cracks. Hairline cracks and surface wear are fine. Potholes, spreading cracks and soft patches usually mean the base needs repair or replacement before any resin goes on.

On a survey we walk the drive, check falls, probe the edges and look at how water behaves after rain. Ground around Kettering ranges from ironstone to clay, and new-build plots are often compacted subsoil under thin topsoil (Rutland Driveways, Resin driveways in Kettering, October 2026). Clay moves, and so do poorly compacted estate drives, which is why a Hanwood Park drive and an older ironstone-era street can need quite different answers.

Where the base has failed, the cost of replacing it is a national average of £50–£80 per m² on top (BestBuilders, updated 22 August 2026). We would rather quote that honestly than lay resin over a problem. For new sub-base work we follow the principles in BS 7533 and the manufacturer’s installation specification for the chosen resin system.

Resin over tarmac

Tarmac is the most common starting point we see in Kettering: cracked, faded, with moss at the edges. It suits a resin overlay when it is structurally sound and the surface is just tired.

We clean it, treat any oil staining, repair damaged patches and check the falls. Resin bound is porous, but the old tarmac beneath is not. Water drains through the new surface and then runs along the old one, so the existing falls matter.

This links to planning. No permission is needed for a new or replacement driveway of any size that uses permeable surfacing, or drains to a lawn or border. Permission is needed to lay more than 5 m² of impermeable surface in a front garden that drains to the road (Planning Portal, Paving your front garden, 2026). If your tarmac drains to the road, we will discuss directing water to a border or building a new permeable sub-base, in line with SuDS guidance, rather than leaving you to find out later.

Resin over concrete

Concrete drives are often stable, which makes them good candidates. The problem is usually cosmetic: stains, flaking and dull grey slabs. A proper overlay gives the surface a finished look and fresh colour.

Concrete needs more careful checking than tarmac. We look at joints between slabs, because movement there will telegraph through resin. Expansion joints are usually kept and followed through the new surface so it can move without cracking. We also check for laitance (a weak, dusty top layer) and grind or prime it as needed.

Concrete is rigid and fully sealed, so drainage is the same question as with tarmac. Where slabs have lifted, rocked or sunk, the answer is usually lifting them and re-bedding the base rather than overlaying. If the concrete is sound, you get a good-looking drive for much less than a rebuild.

Fixing cracks before the overlay

Cracks are the main reason overlays fail, because they reflect through a thin resin layer. How we deal with them depends on the type.

Hairline surface cracks are routed out, filled with flexible repair material and levelled. Wider or branching cracks usually mean the base is moving, and filling them only hides it. Sunken sections caused by tree roots, poor compaction or clay movement need cutting out and rebuilding properly. Where tarmac has broken at the edges, we replace the damaged strip and fit new edging.

Edging is worth pricing early: block or steel edging costs £30–£60 per linear metre (BestBuilders, updated 22 August 2026). Skipping the edge repair is often how a decent overlay starts crumbling at the kerb line within a couple of winters. If the cracks need only filling, you keep the overlay saving. If they need rebuilding, we say so on the survey.

Who Gets the Most From an Overlay

  • Homeowners with tired tarmac that is still firm and flat.
  • Concrete drives that are stained but stable.
  • Properties where a clean, modern finish will suit red brick or ironstone frontages.
  • Buyers or sellers wanting better kerb appeal without major groundwork.
  • Homes in or near Kettering’s 26 conservation areas, including Barton Seagrave, Burton Latimer, Geddington and Rothwell (Rutland Driveways, October 2026), where we pick stone colours that sit comfortably with the street. Check with the council if your property has extra restrictions.

We also work in Corby, Wellingborough, Desborough and the villages in between.

From First Call to Finished Job

  1. Survey and samples. We inspect the base and lay colour samples against your house.
  2. Preparation. We pressure-clean, treat oil and weeds, and fix cracks and edges.
  3. Priming and edging. Primer is applied and edging is fitted or repaired.
  4. Mixing and laying. Stone and resin are mixed in batches and trowelled to an even depth.
  5. Finishing. The surface is finished by hand and the site cleared.
  6. Curing. You stay off it while it sets.

Resin bound is safe to walk on in 4–6 hours and ready for vehicles in 24–48 hours, depending on temperature (BestBuilders, updated 22 August 2026). Late spring or early autumn is usually the best time to lay, because winter cold and rain can spoil the cure (MyJobQuote, updated 6 October 2026).

What You’ll Gain

  • A smooth, loose-stone-free surface with no gravel to rake back.
  • Far fewer weeds when the base is properly prepared and edged.
  • A lasting finish: a properly installed resin bound drive on a sound base lasts 15–25 years (BestBuilders, updated 22 August 2026).
  • UV-stable resin that resists yellowing, at £5–£12 per m² extra (BestBuilders, updated 22 August 2026).
  • Less disruption than a full rebuild.

Investment Guide

The price depends on base condition, area, edging, drainage and the resin system. Overlay on a sound base is £40–£55 per m² nationally, and a new permeable sub-base brings it to £60–£90 per m² (BestBuilders, updated 22 August 2026). If you need a full rebuild in Kettering, resin bound typically costs £150–£220 per m² all in, and most local drives of 30–50 m² come to roughly £4,500–£11,000 (Rutland Driveways, October 2026). Quotes for the same job can vary by 20–30% in the same area (MyBuilder, 2026), so compare what is included, not just the total.

Our free survey covers base checks, measurements, drainage, edging and colour samples. You get a written quote that separates overlay work from any repairs.
